Every development we undertake is a chance to strengthen community connections, empower individuals, and deliver lasting value. Our Asset team brings this vision to life every day with professionalism, empathy, and a shared commitment to excellence.

For over four decades, Argyle Housing has been a force for positive change across southwestern New South Wales and the ACT. Our legacy is built on trust, partnership, and a deep understanding of local needs. We continue to champion regional housing solutions, support intergenerational community development, and create wraparound services that reduce homelessness and promote inclusion.
Our developments are designed with people at the centre. We work closely with local councils, private developers, church-based organisations, and cooperatives to deliver housing solutions that reflect the unique character of each community. As a Tier 1 Community Housing Provider, we prioritise community consultation and placemaking to ensure our projects are vibrant, inclusive, and connected.
This past year has tested our resilience. The construction and maintenance sectors have faced rising material costs and labour shortages, which have impacted both current and future projects. These challenges have also led to staffing changes, which we’ve navigated with a focus on continuity, culture, and client service.
Despite these pressures, our team has remained focused and driven. We’ve continued to deliver key projects and onboard new talent to keep our momentum strong. We farewelled Lune Lim, our former General Manager of Asset Management and Growth, and Gabby Hopping, our Project Officer. I’ve stepped into the General Manager role in an acting capacity, and we’ve welcomed Nicholas Woodward as our new Project Officer. Nicholas brings valuable experience from the real estate sector and, as the son of our recently retired CFO Mark Woodward, carries forward a legacy of insight, professionalism, and good humour that’s long been part of Argyle Housing’s culture.
We thank Lune and Gabby for their outstanding contributions. Their work has shaped our strategic direction and strengthened our mission outcomes. We wish them every success in their next chapters.

Griffin Green Affordable Housing Project
Completed Project: Griffin Green Celebrates One Year of Operation
Griffin Green continues to stand as a proud example of what is possible when collaboration, vision, and community purpose come together. Located within the Pioneer Housing Estate in South Griffith, this landmark initiative reflects the strength of partnership between Griffith City Council and Argyle Housing, supported by six million dollars in Commonwealth funding through the New South Wales Government’s Building Better Regions Fund.
With both Argyle Housing and Griffith City Council contributing three million dollars each, this twelve million dollar investment has delivered meaningful and lasting benefits to the Griffith community. It has addressed critical housing needs while enhancing the liveability and vibrancy of the surrounding area.
Just minutes from Griffith City Centre, Griffin Green has delivered twenty new medium-density rental homes and created thirty-five new residential lots. These additions have expanded housing options for current residents and those looking to make Griffith their home. The transformation of Dave Taylor Park has been a standout feature of the project. The park now includes a basketball court, modern playground equipment, community and Indigenous gardens, a yarning circle, covered barbecue facilities, public amenities, and nearly five thousand square metres of open green space. These enhancements have created a welcoming and inclusive environment for recreation, connection, and community gatherings.
The surrounding road network has also been upgraded, with newly connected cul de sacs improving access and movement throughout the neighbourhood. At the heart of this revitalised precinct is the new Community Hub and Argyle Housing office, both scheduled for completion later this year. These facilities will serve as important anchors for community engagement and service delivery, reinforcing our commitment to placemaking and long-term community development.
Griffin Green aligns closely with the Griffith City Council Housing Strategy released in 2019. It supports local job creation, strengthens the construction sector, and responds directly to the housing needs identified in the region. The project also plays a key role in positioning Griffith as a leading regional centre with a strong focus on inclusive growth and community wellbeing.
The townhouses, completed in 2024, have been made available to key workers in Griffith who meet the eligibility criteria for affordable housing. In recognition of the importance of cultural inclusion, ten percent of these homes have been prioritised for First Nations key workers. This approach ensures that the benefits of the project are shared equitably and that those who contribute to the fabric of the community have access to secure and affordable housing.
June 2025 marks the first full year of operation for the Griffin Green townhouse development. Clients began moving in progressively from the start of June 2024. This milestone also marks the completion of the twelve-month Defect Liability Period. The fact that only minimal issues were encountered and promptly resolved is a testament to the outstanding work of the builders, Joss Group, the architects at Baumgart Clark, and the dedicated team of consultants and suppliers who brought this project to life. Their collective efforts have resulted in a high-quality outcome, with new residents now settled into their homes and contributing to a growing and vibrant neighbourhood.
Griffin Green is more than a housing development. It is a symbol of what can be achieved through shared purpose and community-focused planning.

In 2024, Argyle Housing, in partnership with Griffith City Council, was proud to secure $1.479 million in funding through the New South Wales Government’s Our Region, Our Voice Regional Youth Investment Program. This funding created a unique opportunity to enhance the Griffin Green precinct by delivering a vibrant, inclusive, and culturally respectful community space that reflects the values and aspirations of the Griffith region.
The Dave Taylor Park development is a direct outcome of this investment. Completed in May 2025, the park has become a cornerstone of the Griffin Green and Pioneer Park neighbourhoods, offering a safe and welcoming environment for residents of all ages. The design of the park was guided by a commitment to sustainability, cultural awareness, and community wellbeing.
Key features of the park include:
- Community gardens that encourage local participation and environmental stewardship
- A full-sized basketball court to promote active lifestyles and youth engagement
- Indigenous gardens and an Aboriginal art installation that celebrate local culture and heritage
- Public access Wi-Fi to support digital inclusion
- Outdoor exercise equipment and modern playgrounds for families and children
- Seamless integration with the new Community Hub, creating a connected and accessible precinct
Managed by Griffith City Council, Dave Taylor Park will be maintained to ensure it remains a safe, clean, and well-used space for recreation, connection, and community events. The park is designed to be more than a place to play. It is a place to gather, to learn, and to grow.
Youth Investment Initiatives
In addition to funding the creation of Dave Taylor Park, the development has been designed to improve connectivity, engagement, and participation among young people by involving youth directly in the creation of the space. This approach reflects Argyle Housing’s commitment to empowering young people and fostering inclusive community development. As Argyle Housing CEO Carolyn Doherty shared,
“A key feature of the project is for the youth of Griffith to learn essential life skills, improve wellbeing and engage in work ready workshops.” She added, “Hence there will also be ongoing consultation in the engagement of local service providers in the delivery of programs and services to young people from the Community Hub.”
In designing the park, Argyle Housing consulted with the Griffith Local Aboriginal Land Council to co-design project components that are inclusive and representative of the local community. Argyle Housing and Griffith City Council maintain a strong and ongoing commitment to engaging with Wiradjuri people in Griffith throughout the delivery of the Griffin Green Project, including this park precinct.
The Our Region, Our Voice Regional Youth Investment Program is making a real difference for youth communities across New South Wales by giving them access to new resources that help them reach their potential. With this funding injection into Griffith’s youth community, young people are well on their way to achieving great things.

Together Homes Program
Expanding Housing Opportunities
The Together Homes Program (THP), funded by Homes NSW, continues to deliver meaningful outcomes for communities in need. With a combined investment of five million dollars allocated across Southwest Sydney and Wagga Wagga, the program has significantly strengthened the availability of social and affordable housing in regions where demand continues to grow.
Argyle Housing proudly contributed an additional $528,000 to the initiative, enabling the purchase of two affordable dwellings.
While the original agreement targeted the acquisition of 12 properties, Argyle Housing exceeded expectations by securing 15 dwellings in total. This included two unit complexes, which increased the overall housing supply by three additional homes.
Through careful planning, cost efficiencies, and strategic execution, Argyle Housing has now positioned itself to acquire two more dwellings in the Wagga Wagga region. These purchases are expected to be finalised in 2025, bringing the total number of homes delivered through the program to 17.
This outcome represents five more dwellings than originally planned and reflects our commitment to going above and beyond to meet community needs.
This success highlights Argyle Housing’s capability to deliver on its strategic investment mandate. It also reinforces our role as a trusted and effective Community Housing Provider, particularly in regional areas where housing shortages remain a persistent challenge. By increasing the supply of safe, secure, and affordable homes, we are helping to build stronger, more resilient communities.

Argyle Housing Community Hub – Ngumbaaydyil
Building Connection and Culture in Griffith
The Argyle Housing Community Hub – Ngumbaaydyil is a cornerstone project within the Griffin Green precinct, designed to honour community voices and create a lasting space for connection, support, and cultural celebration. Throughout the planning stages, Argyle Housing and Griffith City Council engaged in extensive consultation with residents of the Pioneer public housing estate, managed by Homes NSW. These conversations highlighted the importance of preserving key community spaces, particularly the Alma Bamlett Community Centre and the basketball court, which have long served as vital hubs for Aboriginal families and young people in Griffith.
In response, Argyle Housing committed $1.119 million towards the construction of a new Community Hub, with Homes NSW contributing an additional $250,000. The hub will provide wrap-around services in partnership with Griffith City Council and local service providers, supporting wellbeing, inclusion, and community development. It will also house Argyle Housing’s Griffith office, relocating from the city centre to ensure our presence is embedded within the heart of the community.
In 2025, the naming of the hub was opened to an Expression of Interest process led by the Wiradjuri community. Following this consultation, the hub was officially named Ngumbaaydyil, meaning All together in one place. This name reflects the spirit of unity and shared purpose that defines the Griffin Green precinct and the broader vision of Argyle Housing.
Jacinta Simpson was awarded the naming prize for her submission of Ngumbaaydyil. Her contribution was celebrated and formally recognised at the opening of Dave Taylor Park in October 2024, where community members gathered to honour her role in shaping the identity of this important space.
While construction was originally scheduled for completion in 2025, the project has experienced delays due to the voluntary receivership of the appointed builder in February. This affected both the Community Hub and the Wakaden Street development. Argyle Housing is actively working to appoint a new contractor, and we remain committed to completing both projects in the second half of 2025.
Despite these challenges, the vision for the Argyle Housing Community Hub – Ngumbaaydyil remains unchanged. It will be a place where people come together, where services are accessible, and where culture and community are celebrated. The space will be available for use and hire, creating opportunities for collaboration, empowerment, and engagement across the neighbourhood.

Wakaden Street Griffith
Delivering Affordable Housing for Key Workers

Argyle Housing, in partnership with Griffith City Council, is proud to continue addressing the housing availability crisis in the Riverina through the development of 190 Wakaden Street. Located near the heart of Griffith and bordered by the NSW Rural Fire Service and Griffith Ambulance Station, this project will deliver four affordable housing units designed to support key workers in the local community.
This initiative stems from the Griffith Housing Strategy adopted in 2019. In alignment with that strategy, Griffith City Council generously gifted the land to Argyle Housing shortly after Christmas that same year. Argyle Housing worked closely with Council to prepare and submit a Development Application for the construction of four two-storey, two-bedroom townhouses.
The project is fully self-funded by Argyle Housing and reflects our commitment to providing practical and sustainable housing solutions. The new homes will be offered to key workers in Griffith, helping to ensure that those who contribute to the wellbeing and functioning of the community have access to secure and affordable housing close to essential services.
Construction is being undertaken by local contractors and suppliers, reinforcing our dedication to supporting regional economies and fostering local talent. The homes are designed to meet a seven-star energy rating and are located within walking distance of schools, shops, cafes, and community facilities.
Regrettably, the builder originally contracted for both the Wakaden Street and Community Hub projects entered voluntary receivership in February 2025. Argyle Housing is actively working to appoint a new contractor, and we remain committed to completing both developments in the second half of 2025.
To ensure these homes reach those who need them most, an Expression of Interest process will be launched for key workers in the Griffith region to register their interest in renting the townhouses. This process will help us match homes with eligible Clients and ensure the development delivers maximum impact for the local community.
This project is a clear example of Argyle Housing’s commitment to strategic investment, community partnership, and long-term housing solutions. We are proud to be shaping a future where key workers can live affordably and securely in the communities they serve.

The proposed plan includes a mix of dwellings, with up to 54 homes envisioned through a combination of affordable rental and shared equity ownership models. This approach is designed to support key workers and provide more accessible pathways to homeownership.
In 2025, our focus has shifted to renewed feasibility analysis. We are carefully reviewing delivery options, funding models, and timing to ensure the development aligns with both community needs and Argyle Housing’s strategic priorities. While progress has been slower than expected, our commitment to the project and to the Griffith community remains strong.
This initiative is not just about building homes. It is about creating a neighbourhood where people feel connected, supported, and empowered. We are working to ensure that when development begins, it reflects the values of inclusion, sustainability, and long-term impact.

In 2024, Argyle Housing was pleased to announce the acquisition of a one-acre site at 34 Pollux Street, Yass. Located within walking distance of schools, parks, and essential community services, this site presents a valuable opportunity to deliver affordable housing in a region where demand continues to grow.
Initial site investigations and feasibility analysis have been completed, confirming the potential for a development that aligns with Argyle Housing’s mission to provide safe, secure, and affordable homes. The project is now in the planning phase and stands ready to be considered for future funding opportunities, including the federal Government’s Housing Australia Future Fund Facility and other relevant programs.
Argyle Housing is working closely with Yass Valley Council to ensure the development reflects the priorities outlined in the Local Strategic Planning Statement. This collaboration is central to our approach, ensuring that the final design meets the needs of the community and contributes to a more inclusive and sustainable future for Yass.
Once completed, the site will be dedicated to affordable housing and managed by Argyle Housing, ensuring long-term affordability and stability for residents. This project is not just about building homes. It is about creating a place where people feel welcome, supported, and connected.

Bishops Lodge, Hay
Partnering for Regional Housing Solutions
Argyle Housing is proud to be working alongside Hay Shire Council to bring affordable housing to the Hay region through the Bishops Lodge project. This initiative reflects our shared commitment to supporting regional communities and creating housing solutions that meet the needs of local workers and their families.
Located in the South Hay tourist area, the proposed development will make use of nine vacant lots generously offered by Hay Shire Council. Under the terms of the agreement, Argyle Housing will have access to the land for a period of four years. During this time, we will actively pursue funding through the Housing Australia Future Fund Facility and other state and federal programs to deliver up to 19 affordable dwellings.
These homes will be owned and managed by Argyle Housing, ensuring long-term affordability and stability for residents. As part of the agreement, Hay Shire Council will retain Client nomination rights for one lot, which will include two dwellings reserved for Council staff and key workers. This arrangement supports local workforce retention and strengthens the connection between housing and community services.
If funding is not secured within the four-year period, the land will revert to Council. However, Argyle Housing remains optimistic about the potential of this project and is committed to working diligently to bring it to life.
The Bishops Lodge development is a clear example of how strategic partnerships and shared vision can lead to meaningful outcomes. It is not just about building homes. It is about building opportunity, stability, and a stronger future for Hay.

This initiative reflects our shared commitment to supporting regional communities and creating housing solutions that meet the needs of local workers and their families.

Tolland Estate Renewal Project
Progressing a Shared Vision for Community Renewal
The Tolland Estate Renewal Project continues to be one of the most transformative initiatives in regional New South Wales. Led by Homes NSW in partnership with the Aboriginal Housing Office, the Argyle Consortium – comprising Argyle Housing, BlueCHP, and Birribee Housing, and Wagga Wagga City Council, this project is focused on revitalising the Tolland through the delivery of up to 500 new mixed-tenure homes.
In 2025, the project reached a significant milestone with the signing of the Section 29 Agreement and the Planning Agreement between Homes NSW and Wagga Wagga City Council. These agreements allow Homes NSW to acquire key parcels of Council-owned land and enable the delivery of vital community infrastructure.
The final Tolland Concept Masterplan was approved in May 2024 following extensive community consultation, and the land within the renewal area was rezoned in November 2024. These approvals have paved the way for a staged delivery approach that will include new social, affordable, seniors, and private housing.
Argyle Housing remains deeply committed to this project and to the people of Tolland. In support of the renewal, we have relocated our Wagga Wagga office to the Tolland area, establishing a central hub for community engagement and support. This move reflects our belief that meaningful renewal begins with being present, listening, and responding to the needs of residents.
As of mid-2025, work is underway to finalise land transfers and prepare subdivision works in accordance with the approved masterplan. In parallel, existing social housing dwellings earmarked for redevelopment are being respectfully vacated, with Clients supported through a careful and compassionate relocation process.
